When Resurfacing Makes Sense

Concrete resurfacing involves applying a polymer-modified cement overlay over the existing slab. Resurfacing works well ONLY when the underlying structural foundation is completely stable.

• Hairline surface crazing cracks (less than 1/8 inch wide) with zero vertical displacement.
• Minor surface discoloration or cosmetic wear from age.
• Shallow pop-outs or minor scaling where the structural sub-base has not shifted.

• Wide Structural Cracks (Greater Than 1/4 Inch): Wide fissures indicate the subgrade beneath the slab has settled, washed away, or heaved permanently.
• Uneven Slab Heights & Trip Hazards: When one slab has dropped 1-2 inches below the adjacent section, resurfacing will only crack along the same fault line.
• Deep Spiderweb Alligator Cracking: Severe multiple intersecting cracks signify total sub-base structural failure.
• Standing Water & Poor Drainage: If water pools against your home's foundation walls, the slope must be re-graded with new base stone and a new pour.
• Concrete Older Than 25–30 Years: Aging concrete loses internal compressive strength and cannot reliably support bonding overlays.
