Municipal Permits, 811 & HOA Clearances
Permit requirements depend on your municipal jurisdiction and project scope:
• Marion County (City of Indianapolis): Replacing an existing driveway within private property boundaries generally does not require a building permit. However, if you are widening your driveway apron into the city right-of-way or altering the curb cut, a Department of Business and Neighborhood Services (BNS) Right-of-Way Permit is legally required.
• Carmel, Fishers, Noblesville & Zionsville: Specific setback limits apply near property boundaries and storm drainage easements. Furthermore, planned subdivisions require formal HOA Architectural Review Committee (ARC) approval.

Curing Schedules & Weather Protocols
Curing speed depends on ambient air temperature and humidity:
• Light Foot Traffic: Safe after 24 to 48 hours. • Passenger Cars & SUVs: Safe after 7 days (when concrete reaches ~70% design strength). • Heavy Trucks & Loaded RVs: Safe after 28 days (100% design strength).
In late fall or cold weather below 50°F, concrete hydration slows. We utilize heated mixing water, non-calcium accelerators, and insulated curing blankets to ensure the pour reaches 4,500 PSI strength without freeze damage.
Concrete Mix Strength & Rebar Engineering
We pour premium 4,500 PSI concrete as our standard on all exterior flatwork and residential projects. While most other contractors specify 4,000 PSI as standard and charge extra for a 4,500 PSI upgrade, we provide this high-strength upgrade by default for everyone to ensure maximum durability, reduce potential cracking, and deliver a superior finish. Our mixes are also engineered with 5% to 7% air entrainment to combat Midwestern freeze-thaw cycles and include synthetic fiber mesh reinforcement standard.
Maintenance, Payment Policies & No Subcontractors Policy
CRITICAL WARNING: NEVER use rock salt (sodium chloride) or chemical de-icers (calcium chloride, magnesium chloride) on exterior concrete! De-icers cause rapid, repeated melt-freeze cycles inside concrete pores, generating hydraulic pressure that pops off the surface paste (scaling).
Use clean builder's sand or non-chemical traction aggregate for slip resistance during winter.
